Top Niseko Ski in Ski out Hotels & Chalets
For a lot of visitors to Niseko, having ski in ski out access to the slopes is at the top of their list in terms of priority when choosing their hotel, chalet or apartment. For those with young families, or those who simply want the ultimate in convenience, there is nothing quite like being able to step out your front door and have immediate access to the lifts. While Niseko resort doesn’t have an abundance of ski-in-ski-out hotels or chalets, between the two main accommodation areas, there are over a dozen to choose from.
We have put together this guide to help you decide which Niseko ski in ski out accommodation is right for you and your group.
First, you need to choose the Niseko resort area in which you want to be based. The two main accommodation areas are Hirafu (Grand Hirafu Ski Resort) and Niseko Village (Niseko Village Ski Resort).

Niseko Grand Hirafu Ski-in-Ski-out Accommodations
Hirafu Village - which sits at the base of Niseko Grand Hirafu Resort - is the largest Niseko accommodation area, with hundreds of different options ranging from boutique-style hotels to luxury apartments to chic ski chalets, to modern townhouses. Hirafu Village has a plethora of restaurants, cafes and retail, more than anyone could experience during a single stay. The compact village is very walkable, and most amenities are quite easily accessible.
Perhaps one of the most famous ski in ski out Niseko accommodations, The Vale Niseko is situated at the foot of the Ace Family chairlift and offers studios, 1, 2, 3 and 4 bedroom apartments for those who want to be right on the slopes. Some of The Vale's 3 & 4 bedroom apartments feature in-room private onsens, a real treat when visiting Niseko.  The Vale is located in square D2 of the Hirafu Village map.
AYA Niseko opened its doors in 2016 and has been a staple in Hirafu ever since.  AYA offers a choice of 1, 2, 3 and 4 bedroom apartments and studios, and features contemporary Japanese design, all within arms reach of the conveniences of central Hirafu Village and the lifts.  AYA Niseko is at the foot of the Family run providing ski in ski out access to the slopes.  See square D2 of the Hirafu Village map.
Alpen Ridge is the third accommodation located in the small area at the foot of the Family run with ski in ski out access. Offering up to 7 bedrooms, the complex is great for larger groups seeking a convenient place to spread out. See square D2 of the Hirafu Village map.
Situated just up the Hirafu Zaka street from The Vale, Alpen Ridge and AYA, The Maples Niseko also offers ski in ski out access to the Family run, with the Ace Pair and Ace Quad lifts located just behind the apartment complex. The modern 2 & 3 bedroom apartments and studios provide the perfect fusion of convenience and elegance.  See square E1 of the Hirafu Village map.
Set just above Alpen Ridge, First Tracks is a smaller apartment complex with 2 & 3 bedroom apartments, perfect for small groups and families who want the convenience of both ski in access and proximity to the amenities of Upper Hirafu Village.  See square D2 of the Hirafu Village map.
Another slightly smaller complex, the Niseko Alpine Apartments offer both 2 & 3 bedroom apartments options for small groups and famlies.  The apartments provide ski in ski out access and a prime upper village located steps from shops and restaurants at a slightly more budget-friendly option. See square D2/3 of the Hirafu Village map.

Niseko Village Ski-in-Ski-out Accommodations
Niseko Village is an accommodation and retail area that sits at the base of Niseko Village Ski Resort, which has seen an explosion of development in the last decade. In addition to some shiny new accommodation complexes, you will also find a shopping & dining district, as well as adventure park & rope course, golf courses and a ton of other non-ski winter activities such as tubing, snow rafting, snow shoeing and snowmobiling. With 12 of the 27 ski trails being green runs and much of the accommodation being ski in ski out, the resort is a very family-friendly place to stay.
The Green Leaf Hotel has been a staple in Niseko Village for many years but maintains its modern appeal with elegant guest rooms and tasty in-house restaurants, as well as its own natural hot spring onsen. Their Goshiki buffet restaurant is sure to satisfy both children and adults alike.  See square C1 of the Hirafu Village map.
Hilton Niseko Village sits at the base of the Gondola making for very easy access to the slopes each morning. The hotel also offers guests many facilities on-site including restaurants, onsen, spa, and concierge and a plethora of other activities and services. Traditionally, many would tout the Hilton as being one of the best ski in ski out onsen hotels in Niseko.  See square C1 of the Hirafu Village map.
One of the few Niseko Village accommodations offering an alternative to a hotel stay, Hinode Hills features 1, 2 and 3 bedroom apartments as well as hotel rooms. The apartment complex offers guests beautiful apartments, on-site onsen and ski in ski out access. See square C1 of the Hirafu Village map.
